In Colorado the fee for a Real Estate Agent to represent you as a BUYER and all services necessary for a successful transaction is PAID by the Seller, not by the Buyer. Buyers are usually incorrect in assuming that they can negotiate a lower net price without an Agent representing them by trying to save real estate fees. A Buyer will not be able to negotiate a better purchase price on a home without a Buyer Agent because the Seller has a previously agreed upon written contract with their Selling Agent for a fixed pay rate to sell the property, regardless if there are one or two Agents involved in the transaction.
Typically a Buyer can negotiate a better purchase price when represented by a good Real Estate Agent because the Agent knows the real market value of the property, understands how to "navigate" through the complexity of the system, is a professional specialist and always has the Buyers best interests at heart.
